IREBS Real Estate Academy offers new study programme 'Real Estate Transaction Management'

The IREBS Real Estate Academy is expanding its further education programme with the intensive Real Estate Transaction Management course. From May, specialists and managers from the fields of investment, financing, fund management, project development and property consulting as well as career changers can train to become Real Estate Transaction Managers for the first time.


The foundation of a successful property investment is laid in transaction management, because the profit lies in the purchase," says George Salden, CEO of the Capital Bay Group and member of the advisory board and lecturer on the course. "However, until now there has been no training, qualification or certification in the management of property transactions. Transaction managers bear a great deal of responsibility, as they deal with sums running into millions. The Real Estate Transaction Manager programme is the first time that the subject of transaction management has been addressed academically. We are proud that Stephanie Kühn, a proven transaction expert from the Capital Bay Group, is involved in the development and elaboration of the curriculum for this forward-looking degree programme and will also be working as a lecturer."


Students learn the various skills and abilities required to make a property investment a success by recognising and adequately assessing potential risks and opportunities.


"One of the biggest challenges in transaction management is the market-compliant valuation of a property. The lack of transparency in valuation-relevant data and a lack of a standardised data pool can lead to information gaps, misjudgements and delays. In addition, the usual valuation methods focus very strongly on the location, which fails to recognise the tenant as a factor that determines demand and therefore value," says Stephanie Kühn, Director Residential at Capital Bay Transaction Management GmbH. "With the dynamic method, we provide students with a holistic, tenant-centred valuation approach. We also demonstrate the potential that digital tools offer for the valuation and acquisition process, using the specific example of software provider 21st Real Estate."

The combination of established and innovative valuation methods with the possibilities of digital tools in one degree programme is groundbreaking for the future of the industry," summarises George Salden. "We are delighted with the commitment of the Capital Bay Group, which has supported us in designing the curriculum and is actively assisting us in the further professionalisation of transaction management," adds Michael Zingel, who also emphasises that successful transactions are not only based on methodologically sound analyses, but also on soft skills.


The Real Estate Transaction Management course is divided into three modules, which teach methodological and social aspects such as negotiation, presentation techniques and project management in addition to expertise on property asset classes, markets and price dynamics, property appraisal and transaction structures. Prof. Dr Tobias Just (FRICS), holder of the Chair of Real Estate Management at the IREBS International Real Estate Business School at the University of Regensburg and Academic Director and Managing Director of the IREBS Real Estate Academy, will provide academic support for the course. The programme is managed by Michael Zingel, Director of Studies and Managing Director of the IREBS Real Estate Academy. The programme starts in May 2022.
