The Capital Bay Group, an internationally active investment, asset, property and facility manager and project developer for real estate of all types of use that is integrated at all stages of the value chain, has realised the first successful transaction for "SPA Living+ Europe" as part of a mandate from the Swiss Prime Investment Foundation. The purchase comprises five retirement and care properties with a total of 254 flats and 204 care beds in the assisted living segment. The five properties have a total lettable area of around 28,150 square metres and are located in Berlin, Chemnitz, Cottbus, Eberswalde and Freudenstadt. They are let on long-term leases to two operators with strong credit ratings. The remaining term of the fixed rental agreements (WAULT) is 24 years. The purchase price is in the mid double-digit million range.
At the end of 2020, Capital Bay received a mandate from the Swiss Prime Investment Foundation to act as the pan-European investment and asset manager for the newly launched "SPA Living+ Europe" investment group. An investment group is an investment vehicle under Swiss law that invests pension assets. The "SPA Living+ Europe" group focuses on investments in European property in the senior living sector. Types of use such as student housing, serviced flats and micro living are added for diversification. The target volume of the investment group is more than one billion euros.
